Moving to a new shop... again.

Finally, after waiting almost two years, my new location is ready.  It is across the street from my house. A five minute drive.  I should be fully in by the end of the month. 

Here are a couple of shots.   2,400 SqFt.  60 x 40.

While the other place has it's cool factor, this space is freaking awesome Gip....congrats.

Thanks .. It is the same company as the current space, just a better location.  It won't have as nice of a clubhouse, but it should still be cool when they get it all done.  As an added benefit, there are two MATCO route guys that work out of here and a Snap on guy.  could get very expensive.  lol .

It is almost 600 Sqft bigger than my first shop, the one you saw RR.

The two orange circles show the house and shop locations.  this will allow me to go to the shop every night, not just on weekends.

That will be a very nice space! Having the extra Sq. Ft. will be sweet.

How long have you been looking at this space? Seems like a decently quick move-in.

You sure do change shops a lot.  I see the upside to moving.  Getting nicer buildings, better locations, etc.  Any financial downfalls to it, not counting rent?  Is it expensive to constantly set up a new shop or do you lose any upfront money?

Shop looks like a great space.  Too bad the door isn't centered.

The original plan was to move into this space in December of 2013.  I took a small space at my current location while waiting on this one to complete construction.  When it became evident that it would be a long delay, I took a bigger space where I am now.   I was the first person on the new location's waiting list. They had a 13 month delay waiting on the utility to bring the power onto the site, which required moving some overhead lines.  Finally got power a couple weeks ago.  Took them this long to get the final work done. 





How's Thu food at Gringo's Mexican Kitchen?  I love Mexican food.

first shop was the most expensive ..  True commercial area, first and last, 2 year lease, I paid all utilities.  Since it was a commercial address, security, electric, cable, and phone required commercial accounts, which makes everything more expensive.   I left there because the parking sucked.  My shop door was always blocked by someone at the Hunter Pence Baseball academy or the cheerleading academy.  It was also overrun by spiders due to the construction site next door.

I liked my second location, month to month handshake lease, but only room for one car, and the building had a bad bird problem, so I left there when I found my current space.

Where I am now is month to month, all utilities included and is a classic car storage facility, so there are a lot of like minded car guys around me.


the real expense is in the fixtures.  I need to build a couple of workbenches, buy a lift, and figure out some better tool storage.  along with making the wife a work space for her stuff. 

should be fun.

That is about the detail of the Photometric data from them.

Up to 14', get one per bay.  Over 14' get two.

ISO Foot candle plot, who needs that ?  Just splatter the light and hope for the best.

Guess they figure the typical customer is most likely replacing 60W incandescent stumble lamps anyway, anything is going to be better.

The garage one only operates on 120V, don't know about the low bay option ( nor the cost, that is a call for details ).

Some LED fixture mfgrs use the same Ah draw regardless of voltage, but if you look to some of the main line fixture companies ( lithonia, cooper ) the fixture will run on 120 or 277 ( 347 if in CAN ) which can cut the Ah draw in half. 

It depends on the service that the property has, if this makes a difference.
